Selling Your Home? Here are Some Suggestions

The key factor in getting your home to sell quickly is to price it right from the start.  If it’s priced too high, it will sit on the market for a long time.  When potential buyers see homes on the market for a long time, they think there is something wrong with the house.  They don’t consider viewing the home, much less making an offer.  They simply move on to the next available home.  And when buyers see a price reduction, they think that sellers will keep dropping the price.  Or they think that the seller SHOULD keep dropping the price.  I can help you to determine a favorable sales price.


When preparing to sell your home, go through it and remove all clutter.  It’s helpful to have a pair of objective eyes then go through your house to look for anything else that others could consider clutter.  Clutter gives potential buyers the impression that the seller doesn’t care.  They make negative judgments about the seller.  Clutter encourages low ball offers.


Paint the walls a neutral color.  Neutral colors prompt neutral opinions from prospective buyers.  Bold colors may be beautiful to some; however, they can also turn off others.  The last thing a seller wants to do is give a negative impression to a prospective buyer.


Before putting your home on the market, pay for a professional inspection.  It is much better to make all repairs before anyone sees the home.  It is well worth the price.  If you need some referrals to reasonably priced home inspectors, just let me know.


You might consider staging your home before putting it on the market.  I have seen houses sit on the market for a long time.  After a professional stager worked his magic, the house sold in a matter of days.
